What is a measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they notate the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total square footage of the home and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services necessary?

Challenging real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from several sources, and sometimes go unverified — which means you may be taxed for more square footage than you have! Unless a certified appraiser has recently executed a valuation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a home or property

A measuring service will secure fair market value for your house. Living space is one of the most important factors potential buyers consider when purchasing a home — but since these values are often approximated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of the property as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home is to reference a previous appraisal or measurement service completed by an appraiser (after any renovation that may have affected square footage).
